PeaceHealth is seeking a Facilities Maintenance Planner for a Full Time, 1.00 FTE, Day position. The salary range for this job opening at PeaceHealth is $38.22 – $57.34. The hiring rate is dependent upon several factors, including but not limited to education, training, work experience, terms of any applicable collective bargaining agreement, seniority, etc.

Job Summary

Responsible for providing consistent delivery of facilities maintenance implementation services within established timelines, budget, and customer service standards. Proactively communicates with leaders when issues are identified to ensure resolution. Escalates to senior technical staff the need to initiate Preventive Maintenance and Repairs (PMR) when necessary.

Essential Functions

  • Distributes preventive maintenance and demand work orders daily, weekly, and/or monthly in accordance with the Service Level Agreement (SLA) schedule and assists the manager and/or leads with job coordination.
  • Collaborates with leads and Facilities team members to properly plan work orders, including materials management, task estimating for budgetary approval and customer communication.
  • Utilizes CMMS Maximo to record work order classification, priority, activities and trade.
  • Prepares and analyzes data reports on Demand and PM Work Orders such as overdue, backlog, received/completed statistics. Prepares additional reports as requested for monthly reporting to manager and leads.
  • Works with the manager, leads, and Facilities team members for procurement to ensure accurate and timely communication with the requestor(s) regarding status of work orders.
  • Works with the contract administrator to ensure timely and accurate vendor support.
  • Provides recommendations regarding facilities equipment and utility systems maintenance programs.
  • Complies with established safety and environmental procedures, best practices, and regulatory bodies such as CMS, DNV, TJC, NFPA, EPA, DOH and local authorities having jurisdiction.
  • Responds to emergency calls during off-hours and determines resources needed to mitigate problems.
  • Performs other duties as assigned.

Qualifications

Education

  • Associate Degree Required: Facilities Operations Or
  • Associate Degree Required: Facilities Technical Infrastructure or related field, or equivalent knowledge and skills obtained through a combination of education, training and experience.

Experience

  • Minimum of 2 years Required: Maintenance planning experience and
  • Preferred: Experience working with CMMS, such as Maximo and
  • Required: Experience in technical and regulatory maintenance related to healthcare processes and
  • Required: Experience in employee and subcontracted work coordination in a predictive and reliability-based facility maintenance program and
  • Required: Experience working in a building management monitoring system and
  • Preferred: Experience in healthcare

Skills

  • Strong mechanical/electrical aptitude with an understanding of critical systems supporting the healthcare industry, such as MEP infrastructure, i.e. HVAC, chillers, electrical components, and plumbing. (Required)
  • Ability to read and interpret blueprints, schematics, and one-line drawings. (Required)
  • Ability to understand and discuss implications of infrastructure. (Required)
  • Ability to interpret project plans and executive roadmaps. (Required)
  • Strong verbal and written communication skills. (Required)
  • Relationship-building skills. (Required)
  • High level of energy and capacity for work. (Required)
  • Proficiency with Microsoft Office applications including Outlook, Word, and Excel. (Required)

Working Conditions

Lifting

  • Fine motor skills to be able to grasp and control medical equipment and perform precise procedures.
  • Facilities/Maintenance/ Engineer: Continuous moving around area. Lifting/carrying: Frequent up to 30 lbs. Occasional up to 50 lbs. Frequent reaching/ bending/ stooping, grasping. Occasional pushing/pulling 15 lbs. sustained force with frequent stop/start. Occasional climbing ladders/stairs. Occasional squatting/kneeling/ crawling.
  • Occasional push/pull up to 50 lbs. force.
  • Occasional reaching/ bending/ stooping/ squatting/ crouching/ kneeling/ grasping.
  • Security: Ability to move around area with occasional sitting. Continuous moving around area. Lifting/carrying: Frequent up to 10 lbs. Occasional up to 50 lbs.

Environmental Conditions

  • Exposure to biohazard, body fluids and airborne particles.
  • Must be able to complete tasks in a noisy environment.
  • Exposure to outside temperatures (seasonal).
  • Exposure to toxic or caustic chemicals.
  • Facilities/Maintenance/Engineer: Time spent on site in medical/hospital setting.
  • Security: Time spent on site in medical/hospital setting.

Mental/Visual

  • Vision and hearing required within normal limits (glasses, contacts, hearing aids permitted).
  • Ability to communicate and exchange accurate information.
