WECU is seeking a Real Estate Loan Processor to join our Consumer Real Estate department in Bellingham, WA. This position will deliver quality member experience through efficient, knowledgeable, and timely real estate loan processing. Review files and collect all necessary documentation to ensure the file is complete and ready for submission to Underwriting. Order all third-party documentation and services as needed. Adhere to TRID and all other regulatory requirements. Demonstrate effective and professional communication with all team members.

RESPONSIBILITIES:

  • Manage each loan file from initial submission to funding, ensuring files are funded timely and meet contractual requirements.
  • Review all applications for accuracy and completeness. Follow up as appropriate with loan officer and member.
  • Pre-underwrite all files through review and analyzation of income, credit, assets, and collateral documentation as required by the loan program guidelines.
  • Ensure all necessary documentation has been collected or itemize items outstanding and collect as needed.
  • Successfully and accurately load all documentation into the loan origination system according to procedures.
  • Prepare and submit the file for underwriting and communicate any potential issues identified in the file preparation and review.
  • Order third-party documentation and services as appropriate for program. Stay on top of order statuses; review and upload in the loan file when received.
  • Work with the member and loan officer to clear underwriting conditions in preparation for closing.
  • Ready file for closing, clear any remaining funding conditions and ensure file closes and funds as scheduled.
  • Prepare loan documentation for closings if closing staff is unavailable or as needed.
  • Proactively communicate with both loan officers and members regarding the status of each loan file.
  • Accept member inquiries through all delivery channels and refer to real proper real estate staff. Take/deliver messages and set up appointments for Real Estate Loan Officers/Interviewers using knowledge of the positions in the department. Assist members interested in applying by directing them to our online Real Estate portal or by providing a loan application package, whichever is preferred.
  • Provide general/routine information about the credit union to members regarding real estate loans, and completion of real estate loan applications using knowledge of the department and the organization.
  • Provide members with appropriate disclosures to meet compliance and regulatory requirements.
  • Ensure the confidentiality and security of all real estate loans.
  • Keep informed about credit union history, philosophy, and changes to organizational policies and procedures by participating in staff and operational meetings.
  • Assist in reviewing and reporting Home Mortgage Disclosure Act information on a quarterly and annual basis.
  • Follow policy and procedures related to Bank Secrecy Act (BSA), Anti-Money Laundering (AML), Customer Identification Program (CIP) and Customer Due Diligence (CDD) daily to ensure compliance with current regulations.
  • Follow policy and procedures related to OFAC by consistently running entities and non-member check payee names through the Verafin system.
  • Follow policy and procedures related to SARs by monitoring and reporting suspicious activity to the Compliance department. Notify immediate supervisor of any substantive discrepancies with respect to information obtained under the CIP, including fraudulent identification, fraudulent applications, etc.
  • Complete mandatory BSA/AML annual training via online web course.
  • Perform specific and delegated duties as assigned by management.
  • Audit and maintain real estate loan files according to in-house procedures/guidelines, secondary market guidelines, Washington State regulations and compliance.
  • Assist as needed with tracking and follow-up of final deeds and final title policies on all real estate loans.
  • Follows WECU’s policies and all applicable laws and regulations.
  • Performs other duties as assigned and may also assist others to complete tasks and work assignments.

QUALIFICATIONS:

  • High School degree or equivalent (GED) required.
  • Three to five years of experience and/or training in loan processing or related field preferred.
  • Ability to carry an active pipeline (Intent to Proceed status) of 15+ loans at a time and funding 10+ loans per month.
  • Strong organizational and time-management skills with a high level of accuracy.
  • Working knowledge of the credit union’s products and services.
  • Working knowledge of organization’s policies/procedures and credit union’s service philosophy.
  • Working knowledge of credit union’s in-house computer system and real estate loan processing system.
  • Knowledge of state and federal lending regulations.
  • Ability to exercise judgment, initiative, and tact in dealing with members, management, and staff.
  • Ability to represent the credit union in a positive, professional manner in person, on the telephone, and in written correspondence.

COMPENSATION:

The pay range for this position is $23.79 to $33.59 per hour.
